It’s Not Just Cracks and Attics…

Adventures, Oddities, and Why Home Inspections Are Never Boring

When you hear the words property inspection, what comes to mind? Probably a tablet/phone, maybe a flashlight, and someone crawling in an attic pointing out mysterious things like “active moisture intrusion,” “insufficient attic ventilation,” or “evidence of Mickey vermin”.

And yes—there’s some truth to that. We inspect foundations, check roofs, evaluate HVAC systems, and dive into the dark corners of homes and commercial buildings.

But here’s the thing: at 4 Wahl Property Inspections, every inspection is an adventure.

Whether we’re climbing onto a roof in the summer heat (is that thunder I hear?) or wriggling through a crawlspace (while hoping it’s just insulation touching our arm), our inspectors never really know what they’re going to find. That’s what makes this job so rewarding—and so unpredictable.

Tales from the Field

Let’s pull back the curtain a bit. Here are just a few things we’ve run into over the years:

  • Attic Tenants: A fully settled raccoon family living above a bedroom, complete with a stash of snack wrappers. Yes, they even had a favorite corner.
  • Creative Wiring Choices: Extension cords wired directly into breaker panels. We don’t recommend this. Neither does any electrician ever.
  • Secret Rooms: One inspection revealed a bookcase that swung open into a hidden bar and lounge. Cool? Yes. Permitted? Not so much.
  • Indoor Jungle: A pet big cat in the living room. Complete with mood lighting. The potential issue? Use your imagination.

Every Property Has a Personality

Whether it’s a 100-year-old historic bungalow or a brand-new commercial buildout, every property has its quirks.

Some of them are charming. Others are costly.

Part of our role as inspectors is to interpret the “story” a building is telling.
Cracks can show settling or past foundation issues. Water stains may hint at roof leaks or past hurricanes. Outdated materials may signal the need for upgrades or safety hazards that are hiding in plain sight.

And just when you think you’ve seen it all… surprise! There’s always something new.

Why Humor Helps

Buying or leasing a property can be stressful, especially when inspections reveal issues. That’s why we believe in striking a balance between thorough, professional service and a touch of humanity.

At 4 Wahl, we approach every inspection with care, experience, and a healthy sense of humor. We’ll absolutely explain what we find, why it matters, and how to move forward—but we’ll also share a smile or a story if it helps ease the process.

Because the truth is, we love what we do. We love helping clients make informed decisions. And yes, we secretly love finding a squirrel stash in a water heater closet. (We’ll still flag it on the report.)

Not Just Homes—We Inspect Commercial Properties Too

It’s not just homes that surprise us. Commercial properties have their mysteries.

From forgotten attics above executive suites to jury-rigged HVAC systems in retail buildings, our commercial inspections often reveal cost-saving shortcuts that could result in thousands of dollars in later expenses.

If you’re investing in a business property, a quality inspection can uncover what a glossy listing won’t.

You Never Know What You’ll Find—But We Do

Whether you’re buying your first home, maintaining a rental property, or preparing a commercial space for tenants, you deserve to know exactly what you’re getting into.

At 4 Wahl Property Inspections, we don’t just inspect properties—we help people. And while we take our work seriously, we don’t take ourselves too seriously. Because when you’re three feet deep in insulation with a possum staring you down… a sense of humor goes a long way.
